Mute Swan calls to new owner
The Crown Estate has plenty to shout about – the freehold of the Mute Swan at Hampton Court, which it owned, has been sold at £1,375,000 through licensed leisure specialists AG&G. This was well above the asking price.
“This was the first time we’ve acted for the Crown Estate and this trophy investment more than justified the final price paid by a private investor,” says AG&G director Anthony Alder.
“It’s let to Brunning & Price at a rent of £65,000, giving a yield of 4.7 per cent and reflecting the strength of the investment market.
“That yield is also protected – rent rises each year in line with the retail price index, with a collar at one per cent and a cap at four, which means years of certainty on a lease that runs to 2034.
“And it truly is an asset of which to be proud. It’s 19th century architecture at its best and has a great reputation. The location could not be more perfect. Who would not want to own a pub directly opposite the main gate to Hampton Court Palace with superb views?”
